Starting April 30th, 2018, landlords and tenants of private residential properties must start using the new standard lease. If the landlord does not provide this new document within 21 days than the tenant has the right to withhold one month’s rent.
The new standard lease applies to private residential properties including semi-detached houses, apartment buildings, condos and basement apartments. However, this new lease does not apply to tenancies with special rules including care homes, mobile home parks, and land lease communities and social and supportive housing.
Tenants cannot ask for a standard lease if they signed a lease before April 30th, 2018. Also, they cannot ask for this document if they signed a fixed-term lease before April 30th, 2018.
